On a recent Listing in the Foothills of Morrison, Todd and Tanya had to handle a tricky land easement situation. The primary driveway to the property cut through two of the neighbors property and an easement agreement was never filed with title. After hours combing through JeffCo county records, they finally discovered a notarized reciprocal easement agreement between land owners from 30 years prior. Tanya and Todd were able to send this over to title, share with the buyers and keep the transaction moving along smoothly. These types of situations are common in rural mountain homes in Colorado, but require additional expertise and experience to handle them when they arise.
